View 222 provides modern residential units on a tight urban site in Lower Queen Anne that offers sweeping views of Elliott Bay, the Olympic Mountains and the Space Needle. This contemporary mixed-use building includes double-height retail spaces, street-level café seating and a variety of unit types that offer ample natural light and effective cross-ventilation to reduce energy loads. Excavation was minimized by designing the parking garage with two entrances at different levels. Passive energy systems and a phenolic resin panel system that minimized construction waste, enabled the owner to afford high-quality materials, creating an engaging street-front façade in this hip urban neighborhood.
