Exterior walkways save energy, open units to natural light and ventilation, and maximize residential floor efficiency


H2O Apartments increases activity on the street by adding live/work lofts and retail space in the fast-growing Lower Queen Anne neighborhood. By providing workforce housing the project was able to take advantage of a multifamily tax exemption, while financing was secured through the HUD 221 (D)4 loan program.

A courtyard is the heart of this urban infill project, with walkways, a rain garden and sweeping views of the city. The use of exterior walkways improves lighting and ventilation in units while reducing mechanical and electrical loads. Rain water planters filter storm water to reduce demand on the city’s infrastructure during peak times. The building also features a sizable green roof, energy efficient appliances, and durable materials including metal siding.
