The 34 townhomes and 10 live-work units of the Intracorp Rainier Beach project will provide a precedent-setting addition to this diverse and growing neighborhood in south Seattle. Located at the center of the “neighborhood pearl” planned around the Rainier Beach light rail station, the urban infill project’s home businesses and small-scale retail will open to and overlook both Chief Sealth Trail and MLK Jr. Way, enlivening the station area. Because the site connects the station on one side with the residential neighborhood on the other, our design team worked to respect the character of the adjacent single-family homes while creating a vibrant focal point for the community. By carving the development's central four-story structures into the grade of the site, the project captures territorial views without imposing on neighbors. Generous windows, upper level decks on some units, and a shared gathering space at the center of the development will connect residents with the outdoors and community.
