This affordable three-bedroom, two-bath house was designed on a site where the development footprint was limited by a both a steep, west-facing slope and a city-designated Environmentally Critical Area. NK maximized the buildable capacity by including a 500 square-foot accessory dwelling unit above the garage, which is connected to the main house by an exterior breezeway that captures views of the street and woods. The orientation of the house makes use of natural lighting and ventilation while overhangs and window placement help reduce summer heat gain. The project also includes on-site storm water detention, a heat exchanger ventilation system, and low-VOC finishes.
